The New Home Construction Process

and 3 Phased Inspections  (Very Important)

                           *** OVERVIEW ***

Real Estate Inspection Specialist is proud to also offer the highest quality New Home Construction 3 Phased Inspections.  If you want to ensure that your new home is Built Right from the bottom of the foundation to the top of the roof and to all IRC Building Code Reqirements, Manufacturer Requirements and many Additional Requirements, then I recommend that you seriously consider obtaining a New Home Construction 3 Phased Inspection from Real Estate Inspection Specialist.   (713-829-7732)

'FOUNDATION INSPECTION LIMITATIONS' DURING A FINAL INSPECTION 'ONLY':           On a new home 'Final' inspecton the only part of the foundation that we are able to see and inspect is only 4" to 8" high on the side of the foundation around the home.  After the concrete is poured, we are no longer able to see 'any' of the 'extremely critical' aspects of the foundation preparation process, Post Tension Cable Installation Violations, IRC Building Code Violations, Manufacturer Installation Violations, and many more requirements/violations that are present.  (Without all of the many Foundation Preparation requirements being thouroughly inspected and identified 'prior to' the concrete being poured, those critical foundation violations and issues will be present 'forever', very likely effecting the future performance of your founation.)

'STRUCTURAL INSPECTION LIMITATIONS' DURING A FINAL INSPECTION 'ONLY':         On a new home 'Final' inspecton we inspect and check a huge number of items and verify compliance with IRC code requirements and 'many' additional requirements.  However, on a Final Inspection the 'only' Structural Framing that we can see and inspect is in the attic.  Additionally, with modern architectual trends and more complex roof/attic designs we are usually only able to access and inspect limited portions of the attic framing.
